This is how to sell houses!
This is the way to sell houses, providing the BEST SERVICE for Clients and achieving the BEST PRICE on one viewing day, where a single viewing day was held 6 days after the property began marketing, generating 13 viewings and 4 offers (subject to contract), all over the Guide Marketing Price and the BEST PRICE being achieved at 106% of the asking price.
How did I do it?
I carried out my initial Appraisal Appointment on Friday 1st October. I secured the instruction and then worked for 3 days to prepare the marketing, launching the property to the market on the evening of Sunday 3rd October, promoting a single viewing day for the following Saturday.
The marketing, including full walk-through property video, a micro-site for the home, colour floor plan and lovely photos resulted in a total of 15 viewings being booked, so viewings were planned for every 30 minutes from 10am until 5pm – a full day!
Interestingly, and the owners asked if I thought I had under-valued their home, such was the interest I had generated. I reminded them that I didn’t actually ‘valued’ it – I marketed it to generate quality viewings and then the buyers will ‘value it’ as they are the only ones who truly can, and the ’emotional buyer’ – the one that MUST have it, will ‘value’ it the most.
I dropped letters and my marketing brochure and card off to all 24 residents in the Holdenhurst cul-de-sac on Friday, to advise of the viewing day, timings, numbers, and how I had set the viewings apart so the residents would not have a day of disruption, with lots of extra cars at any one time. One resident actually called and thanked me and offered her parking spaces on her drive if I needed them!! I gave her a bunch of flowers on Sat morning before the viewings.
Of the 15 booked (and confirmed) viewings, 13 turned up on the day – Saturday 9th October. I gained offers (stc) from 3-sets of buyers, all over the Guide Marketing Price. Then on Sunday 10th October, asked them all for their ‘Best and Final’ offer (stc). I gained 3 improved offers (stc) and the owners accepted one at 106% of the asking price. The sale (stc) was agreed after I had conducted the mandatory Buyer checks relating to Proof of Address, Proof of ID, Proof of Mortgage Agreement in Principle and Proof of Deposit. Their preferred conveyancers were confirmed (based upon my recommendation, without any referral fees) and I issued the Memorandum of Sale on Sunday 10th October.
I advised the unsuccessful buyers that the owners had accepted an offer (stc) from another buyer but that I would now canvass the area this property was in to try and secure another that they would then have the opportunity of buying.
Finally, I asked my Client if they still thought I may have under-valued it, selling at 106% of the asking price…what do you think they said?

The owners achieved a brilliant price for their home, they had to tidy it once for the viewing day and whilst they were out on a family day on the Saturday, I carried out the viewing day and I can now help them in their search for their new DREAM HOME!
